Airbnb-powered apartment complex

Based on the success of AIRBNB Real Estate Investing an Airbnb-powered apartment complex seems to be a logical next step. That is happening throughout the country now.

The financial benefits of operating short-term rentals are appealing to certain real estate investors, but also to professional or institutionalized property investors. A hybrid operation of some annual and some short term makes sense for bigger apartment complexes in the right locations.

Airbnb-powered apartment complex: Newgard Development Group.

Airbnb announced a $200 million investment to bring the home-sharing company’s branded apartment project to cities across the U.S. Miami-based Newgard Development Group is partnering with Airbnb to do this. Niido, a 324-unit building just outside of Orlando in Kissimmee, will feature hotel-like amenities and encourage tenants to sublease their spaces online. In a Niido Powered by Airbnb building, tenants are encouraged to rent out their units on Airbnb and, in return, their landlord  (Niido/Newgard) collects a 25 percent commission whenever they short term lease their unit. Like most new concepts in the economy, they have encountered some friction along the way. To make a historical point, a lot of people were against the motor car versus horses.

AIRBNB Real Estate Investing

AIRBNB Real Estate Investing is increasingly becoming a topic of discussion at SWFL REIA meetings. 

While this is a new addition for real estate investing. You must be mindful to still ground yourself in the basics and not reach for an asset because of this “new” way to gain tenants.

AIRBNB Real Estate Investing: Location, Location, Location.

The mantra “location, location, location” is even truer in short-term vacation rental ownership. Certain areas attract long-term renters, certain areas attract short-term renters. Short Term rentals are popular with tourists and tourist destination.

AIRBNB Real Estate Investing: Examine the local ordinances and rules.

Lee County and the State of Florida collect taxes on short-term rentals. Short-term rentals are defined by the Florida Department of Revenue as periods less than 185 consecutive days or six calendar months, whichever is less.

Make sure you:

  • Register with the appropriate government agencies.
  • Collect sales tax from short-term renters. sales tax is collected from guests upon payment. However, the Florida Department of Revenue places the legal responsibility for this tax revenue squarely on the shoulders of the host. Failure to collect tax from guests means the host will need to pay the tax or recoup the tax revenue from the guests.
  • File sales tax returns. Failure to file Florida state and local sales tax returns on time may result in late fees, interest payments, and in extreme cases, legal action.
  • Most local governments have laws specifying how a home can be used. Before renting out your home, be sure to review city zoning and planning codes.
  • Homeowner Associations (HOA) located in Florida may have specific rules regarding vacation rentals as dictated in the Home or Condo Association documents.

AIRBNB Real Estate Investing: Make sure the property works as a long-term rental as well.

This is critical because the business ebbs and flows, and consumer demand could change. Hedging yourself against market changes is important. The only constant for Real Estate Investing in change.

Real estate investment is a reliable way of diversifying your investment portfolio. The right residential real estate investment option depends on your long-term financial objectives and the time you’re willing to dedicate to managing and maintaining the property.

The multi family investment option presents you a more reliable source of income. It’s generally assumed that multi family homes are more beneficial than single family homes. One of the biggest advantages of investing in single family homes is the potential to purchase a property below the fair market value. The strategy means that profits can be made and lost when the properties are being sold. As an investor, you gain equity in the percentage below market value from day one.

For example, if the worth of a single family home is $100,000, but you purchase it for 80% of the market value, you gain 20% percent equity as soon as you make the purchase. Meaning, you will pay $80,000 and gain a $20,000 equity stake in the single family home.

In addition, multi family homes are less available in many areas. Hence, they are sold above their current market value. The multi family home sales prices tend to remain above the current market value due to the prospect that future improvements or remodeling projects will lead to higher rents.

High-end single family homes occupied by qualified tenants have a lower turnover compared to multi family homes. The cost of managing a residential real estate property is based on the tenant population along with management logistics.

Therefore, in such elegant single family homes, renters who view their living conditions as permanent will have a sense of pride in maintaining where they live themselves. As a result, the investor will incur lesser maintenance costs and repairs. Single family tenants normally don’t outgrow their living spaces quickly enough because they enjoy additional bedrooms, basement, and a backyard.
